A spot you can cover with a dinner plate, on tile, grout, or painted concrete, comes off with detergent and a rag. The same patch on drywall, a cabinet floor, carpet pad, or a closet ceiling is not; bleach soaks the paper face and leaves the growth inside the gypsum. Close the door, leave the air conditioning running, take photos, and look for what got the spot wet: the water heater pan, the ice-maker line, the washer hose, or the bathroom on the far side of that wall.
Irving sits on Blackland Prairie clay that swells after a wet spring and shrinks through an August with no rain. Nearly every house here, from the 1950s ranches around Plymouth Park to the 1990s two-stories in Valley Ranch, rests on a concrete slab with the water lines run through or under it. When the clay moves, the slab flexes, and a copper joint or a cast iron drain opens up where no one can see it. Spring hail cracks shingles that leak onto roof decking all summer, and on October 20, 2019, an EF3 tornado touched down just north of the Trinity River in northwest Dallas, a few miles east of the Irving line, and tore roofs open across North Dallas.
